China is the most complex of the first three countries and should likely be treated as a later-stage expansion market.

Key points:

• foreigners cannot directly own land
• land use must go through WFOE, JV, or local structure
• agricultural and collective land is highly restricted
• land conversion and local approvals are complex
• fractional, timeshare, and investment-like models are high risk

Likely model:

local JV or management contract for an approved tourism/resort site, only after legal feasibility is clear.
