Legal Due Diligence Process
Purpose
Check whether a specific land plot, partner, and operating model can legally support a Specus Village.
Trigger
A potential site, land partner, JV, lease, or pilot country is proposed.

Process
- Identify the exact land classification.
- Check zoning and permitted uses.
- Confirm whether housing, tourism, hospitality, camping, glamping, or agriculture is allowed.
- Confirm whether modular or mobile homes are legal on the site.
- Confirm required construction permits.
- Confirm required hospitality, tourism, food, wellness, and event licenses.
- Confirm whether long-term and short-term stays can be mixed.
- Confirm whether membership or usage rights create securities, timeshare, or investment-product risk.
- Confirm tax, currency, and payment rules.
- Confirm ownership of buildings and assets after lease expiration.
- Confirm partner governance, control, exit, and dispute terms.
- Create a legal red flag memo before moving forward.
