China is the most complex of the first three countries and should likely be treated as a later-stage expansion market.

Key points:

- foreigners cannot directly own land
- land use must go through WFOE, JV, or local structure
- agricultural and collective land is highly restricted
- land conversion and local approvals are complex
- fractional, timeshare, and investment-like models are high risk

Likely model:

**local JV or management contract for an approved tourism/resort site, only after legal feasibility is clear.**
